MEDINI LEASE SCHEME

IIB is the registered proprietor of approximately 2300 acres of land in Medini which is developed under the Medini Lease Scheme. Under the Medini Lease Scheme, leases are granted by IIB to third parties known as Master Concessionaires Lease Developer (MCLD) or Subsequent Layer Investor (SLI) or Joint Venture Companies.

FREQUENTLY ASKED QUESTION

a. Certificate of Notification (“CN”).

b. Letter of Consent from Proprietor for Transfer of Lease and Creation of Charge on the lease for strata and non-strata development (“LOC”).

c. Letter of Confirmation as Second Layer Investor (“SLI”) to purchase lease on the land.

d. Letter of Undertaking by Proprietor in relation to leases for issuance to financial institution (“LOU”).

IIB is the proprietor over freehold land in Medini while developers are registered lessee who has bought the lease from IIB and may develop the lease for residential or commercial developments purposes.

MCMSB is a subsidiary company to Iskandar Development Management Sdn Bhd (“IDMS”), which is wholly owned by IIB and MCMSB is acting as a collecting agent to collect fees payable under the Medini Lease Scheme.

The tabulation of fees are as follows:

Certificate of Notification: RM 50.00 each

Letter of Consent from Proprietor for Transfer of Lease and Creation of Charge on the lease for strata and non-strata development: RM 500.00 each

Letter of Confirmation as second Layer investor: RM 500.00 each

Letter of Undertaking by Proprietor in relation to leases for issuance to financial institution: The fees is RM50.00 as we have imposed in September 2023

Courier cost for delivery of document (you may opt to self-collect the document from IIB office): RM12.67 per parcel

Consultation fee for the Medini Lease Scheme: TBA

Note:

1. MCMSB as collecting agent reserve it rights to amend the fee payable from time to time as and when necessary or instructed by the proprietor.

2. A separate fee will be imposed to the applicant in the event the applicant requires any re-issuance or amendment to the documentation due to negligence made by the applicant/ solicitors. The fee is RM50.00 per amendment.

3. Consultation fee will be imposed for a special request made by solicitors for explanation/discussion on the Medini Lease Scheme. The fee will be determined based on hourly rate.
